The Shops at Boardwalk, Round Rock, TX The Shops at Boardwalk is a 184,598 square foot shopping center on a 21.17 acre lot, anchored by Petsmart, Ross Dress for Less, OfficeMax, and Avenue. The property is located in Round Rock, Texas, a submarket of the state’s bustling capital, Austin. The shopping center sits at the newly developed intersection along Interstate 35 just north of SH 45, directly adjacent from Dell World Headquarters and popular national retailers such as Target, Circuit City, and Home Depot. Named the “Best Little City in America” by National Geographic, Austin’s growing population and strong economy continues to create robust retail occupancy and rental rate growth for The Shops at Boardwalk.

Johnstown Galleria - Johnstown, PA Johnstown Galleria is a 894,646 square foot multi-tenant mall on a 56 acre lot, anchored by Sear's, Boscov's, JCPenney, as well as in-line fashion retailers such as Hollister, Victoria's Secret, and American Eagle. Ebensburg Plaza – Ebensburg, PA A 126,405 square foot shopping center in Ebensburg, Pennsylvania, approximately 70 miles east of Pittsburgh. The center is anchored by Giant Eagle, with additional tenants Dollar General, Video Warehouse, Sherwin Williams, GNC and others. |

Holiday Inn Express – Boston, MA The Holiday Inn Express is a 66 room, 5 story limited service hotel located in downtown Boston directly across the street from the TD BankNorth Garden, home to the Boston Celtics and Bruins. The property, which is located at the intersection of Friend Street and Causeway, underwent its last renovation in 1995. The hotel will be re-developed and operated as a Holiday Inn Express. |
University Village – Richardson, TX University Village is a 110,000 square foot shopping center located in Richardson, Texas. Gemini redeveloped this property, which was originally built as a grocery-anchored center in the 1970s. This project features a new ground-up LA Fitness and 4 retail buildings. The center was completed on November 10, 2007. |

LA Fitness – Tinley Park (Chicago), IL This 45,000 SF stand-alone LA Fitness is located in Tinley Park, Illinois, a suburb of Chicago. Construction of this project is complete and it opened for business on April 7, 2007.

Youngsville Crossing – Youngsville (Raleigh), NC This shopping center is located north of Raleigh in the “Triangle” region of North Carolina. The 21 acre project is anchored by a Food Lion supermarket and contains tenants that cater to personal and household services. Additionally, this development has multiple outparcels, which will be sold or leased to national retailers. |

Wyndham 24th Street (between Broadway and 6th Avenue) - NY, NY This 124 room Wyndham Garden Inn is a select-service hotel scheduled for completion in Fall 2008. Gemini entered into a forward purchase contract with the general contractor for this asset, and is monitoring every aspect of this development project. The 17 floor hotel will contain a 2,185 square foot bar and restaurant. |

The Gem Hotel Chelsea (22nd Street and 8th Avenue) - NY, NY This 81 room hotel will undergo a full renovation and then be branded as The Gem Hotel by Clarion Collection. In doing so, it will take part in Choice Hotels International (parent company of Clarion) reservation system. Gemini is a co-developer of this asset, and is involved in every aspect of this development project.
